The Fytaki Estate is a six storey R/C moment resisting frame built at the beginning of the 20th century at the port of Heraklion partially on the top of the ancient city wall. Its derelict state along with the proximity to the alkaline sea environment caused severe damage due to oxidization which combined with the non conformity with current codes made the structural strengthening imperative in order to utilise the building as a hotel. It is important to note that the building is recorded by the Ministry of Culture and that the current building code provides for significantly less covered area than the existing situation.
